Pre Concrete Pour, Foundation Construction Inspection

  • Inspection of the foundation form itself. Proper support and securing of the foundation form boards and braces.
  • We check to make sure the foundation form boards are square or make sure the corners of the foundation are at least close to 90 degrees (square).
  • We check the foundation beam and pad depth.
  • Inspect for cave ins at the beams.
  • Inspection for soft pads after a rain
  • We inspect to make sure post tension anchor plates are secured to the foundation form boards.
  • Inspect to make sure the anchor plates are properly spaced from each other.
  • Inspect for snug installation of post tension anchor cable catheads.
  • Inspectors check for proper placement and installation of the post tension cables in the foundation form.
  • Inspect to make sure the post tension anchor cables themselves are properly protected.
  • Inspect to make sure vapor barrier laid over the beam and pads of the foundation is uniform and without damage.
  • Inspector will inspect for the proper location, size and installation of rebar in the foundation form of the home.
  • Check to ensure any floating form material is secured.
  • Inspect to make sure the sewer pipes have been properly protected by mastic.
  • Inspect for damaged sewer pipes where they cross foundation beams.
  • Thorough inspection to ensure no post tension cables are touching the sewer pipes.
  • Inspect for water in the foundation beams after a rain.
  • And more foundation inspection points but this will vary by builder technique and material.

Exterior
  • Inspect for proper vapor barrier installation, sealing and flashing
  • Inspect for damage to vapor barrier
  • Home Inspectors check for proper vapor barrier protection of the home’s frame
  • Inspect for proper window installation, sealing and flashing
  • Inspect for proper window function.
  • Inspection of exterior door installation for proper sealing and flashing.
  • Inspect for proper exterior door function.
  • Inspect for any missing roof components
  • Inspector for proper termination of exhaust pipes (both gas fired appliance and air vent removal.
  • Inspect for proper roof flashing installation.
Interior
  • Inspect for missing, improper installation of or damaged framing members including but not limited to: Wall Studs, sole plates, sill plates, top plates, headers, jack studs, king studs, wind bracing, blocking, fire blocking, fire stopping, ceiling joists, wood beams, engineered beams, I Joists, trusses, purlin braces, strong backs, rat runs, rafters, ridges collar ties, roof decking.
  • Thorough inspection of gas fired furnace pipe transition through the roof decking.
  • Inspect water supply pipe installation & protection.
  • Inspect sewer pipes above the foundation installation and protection.
  • Inspector will inspect electric branch and service wire installation and protection.
  • Inspect Heating Ventilation & Air Conditioning ductwork installation.
  • Inspect fireplace installation.
  • Test & inspect stair proper installation and damage.
  • Inspect Floor joist for proper installation and damage.

Final Completed New Home Inspection
